Q: How long have you been in business?
A: 6 as Black Birch Homes. We have been building for 13 in the Des Moines Area.
Q: How many homes do you typically build in a year?
A: 20
Q: What price range of homes do you typically build?
A: $800-1.5 average… we do have a few higher more expensive homes going
Q: Do you have a minimum build price for customs? If so, what?
A: We really do not have a minimum price, but we are not competitive in the lower end range due to the materials and techniques we use. Our team is paid and skilled to focus on the level we dedicate to them.
Q: What style of homes do you consider your specialty?
A: Craftsman, modern farmhouse, European romantic etc.
Q: Do you use hired contractors or do you have paid employees on staff?
A: We have 5 paid employees on hand but subcontract a lot of our licensed sub-contractor work …i.e. plumbing, mechanical, electrical.
Q: Who carries the construction loan?
A: We offer both options. We carry the note and the client has the option to carry the note. There are a lot of factors that can determine this, land ownership, overall complexity of the project, and general finance preferences. We still facilitate all the paperwork throughout office regardless.
Q: Do you have spec plans to start from?
A: We have quite a few plans. Our website offers very little for the overall library of plans. This is more for conversation pieces on plans. Brooks (the owner) typically reviews all plans and ideas in house.
Q: How long does it typically take to build a custom home?
A: Depends on the size… Average 7-8 months. We have others that take over a year.
Q: Are you fully licensed and insured?
A: Yes
Q: Any promotions/incentives?
A: No
